The idea
Rats are not a pest control add-on
A quarterly pest service is built around insects. It sprays a perimeter, treats an entry point, and moves to the next stop. That works well for ants and roaches. It does very little to a rat colony living in attic insulation, because rats are a structural problem wearing fur. Ending one means finding the runways, catching the animals, cleaning what they contaminated, and closing the openings they used, in that order.
This site keeps the scope narrow on purpose. Rat removal, rat infestation treatment, exclusion, extermination, trapping, attic cleanup, dead rat removal, emergency calls, commercial work, and general rodent identification. Nothing about termites, nothing about mosquitoes. When your problem is a rat, the fastest route to help is a line that only handles rats.
The people doing the physical work are experienced local rat technicians who know the housing stock here: brick-pier crawl spaces in the older neighborhoods, slab construction farther out, and the willow oak canopy that gives roof rats a road to the roofline.

Nothing gets set before the walk is done
A rat job is won or lost in the first twenty minutes, in a crawl space with a flashlight or on a ladder at the soffit line. That is where the entry points get found, the runways get read off the grease trails, and the species gets named. Traps set before that work is done are guesswork with hardware.
It is also the least glamorous part of the trade, and the part a quarterly route visit does not have time for. On a rat-only call it is the whole basis of the plan.
